Wayside Waits for OK To Move

Wayside Christian Mission wants move into its new property at 2nd and Broadway, but is waiting for the go-ahead from the Metro Planning and Design Division.

The homeless shelter sent a letter last week to the division, asking for a clarification as to whether the shelter can operate at the property, which is zoned commercial.

Wayside spokesperson Nina Moseley says they are expected a favorable opinion.

“We don’t anticipate a zoning change because currently there’s no zoning code in the land development code that specifically allows shelters,’ says Moseley, “so all they can do is look at the uses and see if those uses are permitted.”

But Moseley says they’re hoping to hear from the division soon, so they can prepare the property for use by winter.

Wayside doesn’t want to move into the Hotel Louisville property, this is just political maneuvering to get the city/state to buy back the property at a profit or give them the red carpet to move into Mercy.

In the second BOZA hearing (where BOZA again denied Wayside the Mercy Campus based primarily on the size of the Wayside facility being inappropriate for a residential zone) they clarified that no shelter working in a commercial “C” zone would be deemed to be operating illegally. Wayside is now suing in circuit court to re-open the Mercy Campus facility to them.

The frustrating thing here is that every other major city already has rules or regulations to handle very large shelters (anything over 50 beds), and invariably, they are not allowed into any residential zones. Some cities go so far as to say that there must be a two block buffer zone between mega shelters (100+ beds) and residential areas. It’s just common sense to anyone not blinded by their emotions on this issue.

Wayside needs a home, and they should be allowed to operate at the Hotel Louisville property (or any commercial zone that would allow very large hotels), but they should not be allowed to place a mega-shelter in any residential neighborhood.
